Homeowner Fees
Your homeowner fees are $ per month due the 1st of each month (i.e.: Jan. fees are due Jan. 1st). This amount must be received the 10th of each month (i.e.: Jan. 10th). A late fee will be automatically added to your fees if you are late with your payment.
(Please see the "Rules and Regulations" document for the late fee charges.)
Payments received shall be first applied to current fees owed, then to late fees. You will continue to acquire a late fee each month you are behind on the dues until your fees are current. A Non-Sufficient Funds charge will apply to any returned check. The amount of the charge is at the bank's discretion. Cash will not be accepted.

If your fees are late, the following penalties will automatically be added to your fees for the following month.
- Late $300 = lien
- Late $500 = district court
- Late $1,000 minimum = foreclosure
You will be charged any additional fees (including, but not limited to, attorney fees, filing costs) incurred due to a delinquent account.
Your homeowner fees cover:
- Maintenance and upkeep of all buildings and common areas
- Insurance
- Utilities (Water/Sewage, Gas/Electric, Trash removal)
- Parking
- Termite control
- Lawncare
- Snow removal
- FHA renewal
- Taxes and licenses
- Professional and legal fees
- Reserve fund
- Office expenses
- Property management and accounting
